Does Maroon & White Realty screen all the tenants for me?

Absolutely! We screen all of our prospective tenants before allowing them to sign a lease. We will also handle any and all of the marketing of the property, as well as all of the leasing paperwork.

So, will Maroon & White Realty show the property to a prospective tenant or do I have to do that?

Our agents will make all of the appointments and handle all of the property showings.

Let’s talk about the rent. How does that work?

Our staff will handle all of the rent collections and charge late fees when necessary. We will send you the rent check around the 15th of each month either by mail or direct deposit. We will deduct the management fee from the rent collected each month. It’s that simple!

What are the lease terms? Does Maroon & White Realty offer short term leasing?

We do not offer short term leases. All of our leases run from August to July of the following year. We do allow tenants to sublease the unit if needed.

What about evictions? Will Maroon & White Realty handle that too?

Of course! In the unfortunate event that a tenant will be evicted, we will handle all of the court proceedings and eviction process.

So, what about maintenance? Do I have to have my own maintenance contractors?

No! That’s the beauty of having us! We have maintenance contractors that can handle the job. We will also handle any and all of the turnover requirements to get the property ready for a new tenant.

Speaking of turnover, how does that work? Will Maroon & White Realty contact me when you are about to begin turnover?

Our window to get everything turned over is only about 2 weeks between July and August. With such a short window to operate, we will not be able to contact you to warn about these turnover costs. Turnover consists of painting, cleaning, carpet shampooing, and the necessary repairs. The turnover costs will vary based on the property’s condition.

Wait, so do I have to cover all of these turnover costs? What about the tenant’s security deposit?

We do require all tenants to pay a security deposit equal to 1 month of rent that will cover some of these charges. We follow all state and federal statutes on what can be charged to a tenant’s security deposit. It is important to know that any costs over and above the deposit would be the owners responsibility. Our goal is to minimize these costs whenever possible. It is important for us to keep the unit looking good for not only the new tenant moving in but also to protect your investment. We take both sides into consideration during this time. As always though, if there are any issues, just let us know!

What about inspections? Will you be keeping an eye on my property for me?

Absolutely! Our staff has regularly scheduled inspections in which we will check on your property for you and update you with any abnormalities we find. If we notice deferred maintenance, we will obtain bids for their repair and send them to you for approval over the $200 allotment per the management agreement.

So, will Maroon & White Realty handle all of the contact with a tenant?

Absolutely! Tenants will go through us for any information regarding the property and will not be able to contact you directly without your approval.

What if I want to increase the rent rate?

It is our office policy, if a tenant renews, we do not increase rent. You would need to notify us between October-November on how much you want to increase the rent rate for the next tenants starting in August. If you are planning to sell your property instead, please let us know between October-November as well. (Speaking of, we can also sell your property for you!)

What about pets? Do you allow them?

This is completely up to you as the owner. It is our office policy to charge the tenant a $500 non-refundable pet deposit if you decide to allow pets.
